:-)I had 3 FBI tenants (Flat Broke Indians) put up 7 squares of shingles on some apartments for a $100 credit towards their rent. 

The others basically went to default and were either lost by the bank for the original seller pulled it out . and this company went broke and I basically lost touch with them. 

and some will point to the EXCEPTIONS who somehow blew up at 22, broke all those rules and bought 300 properties. 

Not everyone can win, not everyone gets the girl. 

He broke it down into what most people estimate, what a handyman would estimate, what a "paper contractor" would estimate (I had never heard that term before), and what a full team contractor would estimate, and the difference was eye-opening.

We have an attorney to evict and collect, but as they say it's hard to collect from a broke man. 

You just didn't get caught.And god help you if you do it to a borrower in financial distress or if you do it in a state that prohibits equity skimming, requires licensure or registration, or other nefarious acts against homeowners. the crew I rescued in Oregon who did about 30 of these got in major trouble when they started to fail .. under capitalized drank the kool aid.. wrap un qualified buyers into the houses.. original sellers getting NOD's and then filing complaints with the AG etc.. it broke them end of the day they did not get criminally charged ..
