I saw a multi family flip in New Britain and I estimated about $50k net but I was not fast enough to put in an offer (the day I went to see it went under contract).

@Latisha Douglas i have a handful of properties in new britain. i know exactly what you’re going through. it’s all about systems and building a trusted team. i am also renting by the room. if i can manage it from 1500 miles away, you can too!!

In dealing with tenants are over-crowding a Rental; as far as I understand the law, where is nothing specific which forbids, nor requires how many live in a Rental, unless it involves local ordinances.Due to the U.S. law, unless amended in U.S. statute law; that it's Common Law, which arose in Britain, after Britain left the British Isles; this law system is more concerned with keeping control of who lives in Rentals, the way the British Lords once ruled over who lived on their estates.

Excluding Hartford and Waterbury, the areas that seem to be stable/improving with good rental prospects are Meriden, Bristol, New Britain, Middletown, Wallingford, Cromwell, Portland, Southington.Meriden, Bristol, and New Britain are generally the most affordable and then Middletown close behind. 

I recently moved to CT and would love to learn more about the market in my neighboring towns (Berlin, New Britain, Middletown area) /hearing opinions and methods on analyzing markets.
