I have been investor long before I became an agent and you can always send me an email with any questions you have about Milwaukee.As far as Foxconn I believe you don't need to worry about location too much, the deal has such a magnitude that if it goes through it will have cascading effects throughout SE Wisconsin, at least 60 minutes around the main plant.I can certainly hook you up with a few local lenders.

I imagine there are similar guidelines in each state.As quoted from TSD 300 (revised March 2018) "The following sales and services are exempt “per se” from sales/use tax in West Virginia:The term “per se” means by, of, or in itself.

As you do more flips, you will want to elect your LLC to be taxed as S-corp to save on SE tax of almost 15% on your profit.

Monthly income (only rents) - 8500 (the listing seems to indicate only a single unit is currently occupied, and at below-market rate).Monthly expenses:property taxes: 1500 assuming this will be 1.2% of the deal value of 1.5M. current assessment is ~330k - https://www.sccassessor.org/index.php/all-situs-se...management: 850. thats 10% of rent, not taking into account placement feesvacancies: 425. this is assuming a 5% vacancy rate (may even be lower, market is hot) but doesnt take mgmt company placement fees.water & sewer: ~415. thats according to city sewer rates and avg water bill. no details in the listing. listing says this is not metered per-tenant.insurance: 375. zillow estimate.
