I wanted to steer clear of STR because all the AirBnB laws keep changing, and with economic slow down and layoffs in tech sectors which is an area of extreme disposable income to travel etc, it just feels like the wrong time for me personally to invest in an area where discretionary travel is likely to be the first to go from people's budgets as they tighten their household budgets.

I will list the steps and some notes of what I have found out and maybe somebody can steer me in the right direction of how to proceed.1. found vacant property with an eviction notice from sheriffs office posted on front door2. from all my research the woman is dead and may possibly have children 3. went to clerks office and pulled the records.. clerk told me it looks like it was sold back to bank. also looks to be a 60k tax lien on property4. went to tax assesors office and they said the tax bill is up to date5 called wells fargo about property and they told me it looks like the property is still in forclosure. they wouldn't tell me the amount but from my research at clerks office it is about 70k.Can anyone tell me how I can aquire try to aquire this property?

You can outline these erratic behaviors as context for the clear lease violations, but as others have said, I would steer away from using any terms (e.g. mentally ill, schizophrenia) that could be used against you as discrimination.

I would steer clear for a touch screen because a tenant will not be as gentle as you would to the screen and I see them broken a lot.
