It's just an addendum that lists additional information not in the main body of the purchase and sale or lease agreement.

You can probably just copy/paste what you wrote here, into the body of the LOE and be fine.

I guess sometime between when the body is removed and the For Sale sign goes up.Might be a good idea to just offer to be helpful.You'd be surprised to learns what happens when you just help people without thought of getting anything back.
