Keith Mintz How many STR do you have and what have you learned in your journey?

Yes, but that is quickly shrinking with the rising cost of property taxes, insurance, security, cable, wifi, lawn service, PM fees, cleaning linens, book keeping, pest control, furniture and appliance maintenance, power and water, etc. Also, we bought the property new in 2018, rented it for a couple of years as a LTR and then when we went STR, we had to put over a $100K into it to upgrade it to luxury status to charge for the higher rents. The property has a great location right in the perimeter, and near to the Atlanta Airport, so that is what it had going for it.

(Planning on buying 1 a year until 2023)Right now...Collect $4,580 a month in rent.Expenses are $2,298.01 in total mortgage/tax/insurance and $409.15 in total PM feesNet $1,872.08Of course other expenses come and go (gutters need cleaned out, lease fee on a new tenant, annual pest control, etc.) so that net is never a fixed income, but very variable.Right now I don't touch any of that money, as it goes into a business account to be saved for the next one.My primary residence's mortgage is also due to be paid off in 2023 as well freeing up even more loot.
