Either way they are being bribed to make sure that your offer is presented as in the best interest as the seller, that you get "premier access" to the property & that they are going to insure utmost customer service.

One potential lender has attractive terms (8%, 2 points, 100% financed, no prepay penalty), but on the phone he has very spotty English so it's hard to talk to him, and his contract seems suspicious in areas too.

On the west coast, an escrow company does all of that for you.Any real estate office that you call in the USA is going to have agents who speak English (of a sort) well enough so that you can understand each other.
