My team uses Landlord Studio which is a solid comprehensive solution for managing multiple doors, bookkeeping, listing units, generating reports, etc. but also has a monthly subscription fee plus an additional fee per rent transaction.

That being said I think we are both on the same page that neither cash flow or appreciation should be considered in a vacuum to make decisions but the whole investment should be looked at as comprehensive investment.
