So, before I get angry with some citizens who want to game the system, I prefer to loathe the bloodsuckers at the wheel who are currently driving the ship into the rocks.23 trillion dollars in debt and growing.

The sad thing is the citizens in these communities think they are helping the homeless but they are really just enabling them to die an early miserable death.  

i need to rehab my 4 unit but i've inherited 2 long term tenants (senior citizens). 

I liked Peaks model and program so well I became their competition I have done over 750 of these non recourse foreigner loans... but they are not priced like US citizen loans.. they are quasi hard money and for sure we red line and for sure we take a hard look at value...

I see it more with senior citizens.  

Now the economy and its citizens will pay the price!

When I had all my rentals in Jackson MS which is 80% people of Color and i spent a year there in my PM's office daily working on my deals.I did note that the local citizens also wanted the best areas they could afford and the locals so even though the City has this impression of Deep South issues. the folks that live there also figure out where is the best schools and safest neighborhoods they can afford Just like anyone else would do.So you can buy in a CD area a beat up rental say in WEst or South Jackson fo10 to 50k.. or you can go to Fondren area and pay 100k to 150k same people .. or North east a Jackson where houses are 100k to 300k.. all the same population race wise..

A few times some concerned citizens have called and wanted my name and told me I couldn't put signs up in their neighborhoods and please take them down immediately.
