You might want to look at going across the border in to Kansas City, MO, The insurance rates are much lower and the landlord/tenant laws are more favorable.

Another possible problem is the we are 20 mins from the Canadian border so a lot of Canadians invest in the area, driving up prices.The realtor who showed me the house thinks we could resell it for $150K to $175K and thinks we should bid full price.
