It is all part of where you are geographically, the culture and the value of the project.

It alleviates concerns over market competition and we can focus more on the similarities and differences of our business models, systems and strategies rather than discussions around specific markets, prices, climates, cultures, etc.We have 3 members so far.

Born in the Philippines Island, grew up in Hawaii, and now living in the San Antonio, TX area which I claimed as the 10th Island - since it's very expensive to live in Hawaii where $719,000 is median home, I decided to bring the Hawaii culture here in SATX where $175K is the median home price.I became an accident landlord when a townhouse I cosigned when I was only 25-years old was about to foreclose on by American Savings Bank in Hawaii. 

We have a lot of Chinese investors paying 50% down (because banks don't trust the credit) or even all cash, so even if there's an economic downturn, its not like those inventories are going to be auctioned off.And then the local people who purchased had much stricter underwriting guidelines than the last cycle, so unless there's massive more unemployment (where SoCal already has extremely HIGH unemployment), those homes won't be distressed either.

You found that research exceeded the downfall of being from a different culture?

Nobody wants the supply chain issues we are currently dealing with, plus people in general are pretty unhappy with the Chinese government.  

Is there a general problem you have noticed or is it the culture of the board somehow?

Both are legit one runs a day care for Chinese kids.

Buy in areas that Chinese investors haven't gotten too.

I don't think the cultural change you're talking about - which I agree seems to be real and growing - will affect the midwest as much as it will affect rural properties around coastal cities which are just outside traditional commuting range.
