Mark:  I think the best applicants had good credit for a long time then an unusual life event or divorce sunk their credit but not income or all their savings.

We do not have the infrastructure to handle much more growth, especially since we are sitting on a bed of limestone with a river running through the city which does not make underground transportation viable.  

It isn't unusual for agents to start with a big player and then move to a smaller one(with better commissions) once they get more established.

As far as homes go there is very little if any advantage to using them unless the site is unusual or difficult to get crews to.

You seem to think the fall in prices is the unusual event and that in a few year we will be back to the pre-crash prices: "capital gains in the next 3-5 years when the property market recovers and values increase to pre-GFC values".

Do not try anything unusual.
