Scott,When the card is maxed out your overall utilization will increase which will bring your score down (temporarily) once this is paid back your utilization would go back to what it was originally and your credit score would adjsut accordingly.the drop in credit score is just a temp. thing and a small price to pay for whsat you are receiving in return IMO..

It is very easy to manipulate a proforma: reduce exit cap a few basis points, increase rents by 10% in the first year, reduce economic vacancy to 5%, etc. and you get to an IRR that looks attractive.

Yes, it informs about a few categories of the neighborhood, but like @DavidFawcett said, they are just numbers and numbers can be manipulated, and ultimately just ends up being your own opinion anyway.Your responses certainly prove that some shift is happening there in Stockton, but I would ask whether the article was written with the investor in mind, or the growing family?

This calculation can take that expected growth and growth in cash flows combined into one metric to look at the investment.Personally, I don't really look at IRR because it is a highly manipulated metric.
