Tell her the rent will be raised to $750 in....pick a month in the future far enough away that she has plenty of time to figure things out, if she wants to leave, and, maybe you could also give her a choice of some upgrade to the unit - new fridge, new stove, new carpets, etc.  

Also stay away from providing amenities, fridge, stoves, dish washers, washer/ dryer units and even garbage disposals.

A contractor put in barn doors in my out-of-state client’s duplex that I am managing in Columbus, Ohio near The Ohio State University.I guess they left the back doors opened because when I went to do a tour today they were unlocked and 1 fridge and 2 stoves were missing.I replaced the deadbolts in case they somehow got keys.

I am being told by the bank to get it done before next inspection.. not to mention full time handy man and new carpet.. finding out the some people have had stoves that only had 1 burner that worked etc.. it is a bad situation..

^how true; SD's are meant for repairs, damages & rent shortages, not a 'line of credit'caveat emptor Sec 8 inspections likely to find the gas (ie, stove) 'doesn't work' and stop payment of rent disbursements  if tenant fails to clarify that it was shut off (if it ever were to be) due to nonpayment. by the way OP, do you provide your tenant with annual sec dep interest credit, or are you exempt?

I went to the property and found the gas stove running without a flame.

The code enforcement officer made me remove the stove. 

I’m having to replace a stove, a washer, a hot water heater and a HVAC all within the same month... it’s across several MF properties but still a huge bill to start off a month after everyone might not have been working and may or may not pay rent 🤦‍♂️

They can get enough hot water from the stove to bathe the baby or wash dishes.

The stove we replace less then 2 years ago now needs to be replaced again as the cleaners can’t salvage it.
