Look into Cleveland, its got good cashflow potential with appreciation happening as well.Looking for appreciation come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers!

A paper trail like utility bills and address on your driver's license help, but you actually need to live there, not just change the address on some bills.If you sell within 3 years of when you initially turned it into a rental, you would generally get the full Sec 121 exclusion, however you would have to recap any depreciation taken or allowable.

I used to just look at 4, but had to expand out even further to capture more.Typically I would say look at the higher growth areas which will be around the outskirts of the main DFW circle...and also where the demand drivers are.
