That might be a good tax play but it makes it hard to get loans.I subscribe to an accountant newsletter and he rightfully points out that we are in business to make a profit.

Btw, investors like me who regularly have to find missing people subscribe to expensive but easy to use online databases and employ skip tracing professionals as well as private investigators when the risk/reward ratio merits the exoense. 

Many owners seem to not be thinking for themselves in regards to a reasonable rent amount and have blindly subscribed to the maximize profit mantra. 

And as Ive started to spend more and more time on these forums with you all I can see I am in great company :) Nice job thinking through the possibilities - I don't subscribe to all of them but you obviously have thought about it enough to write coherently about it, and that's almost always part of the recipe of success!

Conversely, with a Vendor carry {property is sold, but vendor becomes the lender (or a lender) subscribing to a mortgage on the property} the sale occurs up-front.  

So, if you subscribe to that philosophy (and I do because all-cash investing is not an option for me at this time) it actually makes a lot of sense to secure those loans and invest now.
