Maybe someday far in the future we will see buses and 18 wheelers without drivers, but it won't be happening anytime soon, if ever.Once self driving cars become mainstream and most people have them...which will probably be another decade past when they can first be purchased...I'll be curious to see if traffic accidents go down significantly. 

Even though carpets are professionally steam cleaned between tenants it is not unusual for someone who does not have a pet to walk in and comment about a pet odor (and this does not have to be from animal "accidents"; but simply from a pet living in the area.)Ironically I do animal rescue myself (cats and dogs) so no carpet in my house! 

I normally sell my OREO with zero interest payments .. and back into them so the buyer owns it free and clear in 3 to 5 years I have never taken one of those back.. this is what leads me to believe this gentlemen either had some accident or is incarcerated.. my attorney thinks the later..

If you aren't out there screwing people, most of your exposure is from frivolous suits and accidents.

Brandon Schlichter Good job and I am a landlord by accident and I bought 35 SFRs in one shot two years ago and bought 7 more recently and I also manage them myself and have plenty of time .

I didn't find out about the accident for 2 weeks. 

However, the house looks horrific on the inside.

It was by accident too...

Had to switch from Nationwide to Liberty Mutual because my wife got in a minor car accident and our auto insurance rates went up too high with Nationwide.
