I also would rather deal with 10 SF roofs, than one big one since the odds of all 10 going bad at the same time are pretty remote, but if the roof on a multi goes bad you can end up replacing the entire roof...or the equivalent of all 10 roofs, even if they may not need it.Joe VilleneuveREcapSystemA2REIC

You could alternatively buy the 10 best RE books out there for as little as $100 on amazon (or free through a library) then network and read through the forums on BP thoroughly and also sync up with other investors and realtors in your area for the equivalent knowledge by getting to know them, attending local real estate clubs, etc.

The way I see it, "pretty" gets tenants in, and "inexpensive bills" keeps them in.Here's my quick list: .8 gpf toilet(Niagara Stealth at Home Depot,) Niagara Sava Spa 1.75 gpm showerhead, Watersense-labeled faucets, and LED bulbs from either Lighting Ever(LE) or Hyperikon(go for the 2700 K color temperature, and usually 9 watts or so is equivalent to a 60 watt incandescent.)
