Hi BP,I am planning to lease out a separate room in the house with its private entrance, kitchenette, bathroom and separate thermostat.

However, the front yard is quite big with few steps as pathway to the house's entrance doorGiven it is a facing a T intersection, will i be constrained in leasing this house to tenants ?

It's a shared front entrance door with 2nd floor unit's door up the stairs. 

Other small things while turning over a unit is; new toilet seats, new lighting in bathroom, new handles on all doors, new fixtures on sinks, ceiling fans in all bedrooms, supply a washer & dryer in my duplexes, and clean up the entrance area for a good first impression. 

He has recently started doing personal jobs on the side but is new to the business part of it.He went to a unit and replaced an outdated thermostat, fixed a light fixture that was hanging, and sprayed WD-40 into the units entrance lock because it was giving the tenants some trouble.When we got the invoice, he charged for 45 minutes of labor but also charged an extra $30 for additional fees and had no further description.

It costed me about 45k to cut in my entrance and finish my basement.
