Making an offer thru the listing agent has a few advantages...1 - they listing agent will push your offer harder because they are making both sides of the commission.2 - the transaction could be smoother (but not necessarily)But there are disadvantages as well...1 - it sounds like the buyers agent has been helpful in the past.

I guess investors should all pay higher rates on less favorable terms and consequently be at a competitive disadvantage for their bid price so that the lender can maintain a call provision and simultaneously expose the borrower to risk to their assets.

We do have a disadvantage that with duplexes we do not start noisy work before 10am and don't continue past about 8pm, as to not disturb the neighboring unit.It will get faster as you learn how to sequence things.We generally wait to show it until the big things are done.
