I forgot to mention i am using conventional loans. so 25% (down payment + closing) of 200k = 50k. i should be able get into cheaper markets for all cash deals then refinance out.

I currently am using Sonoma County Credit Services, but I don't think they are better or worse than any other collections agent..I actually can't recommend them too highly as they haven't really gotten me anything.
