The mountain bike trails are very popular, but also not a kid thing I’m guessing.

A wise person once told me one truly does learn through trail and error.

However, how do you estimate that at the front end of an investment as it seems to be a trailing metric because it includes expenses over time which are impossible to know at the outset (I dont mean the IRR formula as that seems to be the easy part)?  

IMO, Breckenridge has it all of you want access to a vast trail system (all seasons/sports), recreation paths, events, and a walkable/bikeable lifestyle downtown.

Any updates on the Teton Land & Development Groups Trail Creek projects?

Looking for more summer bookings there but found out that its a big snow mobile place in the winter time due to being close to the VAST and VASA trails. 

When they are being picky, it is just to protect the integrity of their paper trail for the regular custodial compliance audits they undergo. 

I understand that the mortgage will still be under my name because banks don't have as much to trail back to if I start missing payments, and thats the LLC's only asset.However, once I do have an LLC is there anyway I can obtain a mortgage just under the company?

The culture, weather, diversity, access to trails, Napa, lakes, and skiing is pretty awesome!

I'm not sure why I keep typing this because it seems to continue to be missed.I would keep timecards for the children as a paper trail that they've done the work.
