Can you talk more about why you didn't stay local and how you made trustworthy connections in Memphis?

Pop 10,000, college town, property taxes 2% avg. and officially partner with my brother and Dad - which I don't want to do based on other horror stories. b) Buy and hold out of state after establishing trustworthy relationships within the next several months (Lexington/Louisville KY, Greensboro/Charlotte NC- all areas unknown to me but mainly bc I like those areas).

Also, I am looking for a realtor who is knowledgeable and trustworthy and can walk me through this process.  

You also need to show that you are trustworthy and will close (Cash is a must for most wholesalers).Everyone seemed to cover the main direct mail points.The other thing is it's possible your area is just too "hot."

I started looking at investing out of California, and looks like Knoxville TN is a place that has what I'm looking for (cheaper entry cost, growing economy, and good cash flow).I'd appreciate if you can recommend a real estate agent in Knoxville who you found to be knowledgeable and trustworthy, since I might need to depend on him to buy sight unseen if needed.

I'm not real sure how to move forward from here in finding a trustworthy private lender.

Perhaps a JV with a trustworthy person who has time and handiness would make sense.

Any recommendations for a trust worthy reliable property management company in the Savannah / Tybee Island Georgia (south east Georgia) area?

Does it look trustworthy, does it look like a place people would want to call home?

Little did I know, that a day or two later word got out and some shady criminal investor who heard about the deal went around my back (and my contract) and got the seller to sign a contract and closed within three days before I even knew a thing.Granted there are many ways to help protect oneself from thieves/criminals like this guy - maintaining a good relationship with the seller, affidavit of memorandum, only shooting out your deals to trustworthy buyers, closing on the deal before your wholesale it, and so forth.
