Sant A property on Garden street in Hoboken came on the market yesterday which is a three/four family asking 1.4M and your levered yield would be north of 10% with $250,000 downpayment.

We were at a stand-still on the negotiations until… When I told the seller that I really needed the extra land for a greenhouse and garden area, they were fine with giving me the extra land.
