@Bob Mazza, I agree with much of what others already posted here - oil stains on the carpet and globs of grease caking walls, stove, floors, etc. is NOT NORMAL WEAR AND TEAR.

But, it's easy to just replace a hot water heater if necessary.We also provided a little stove/oven (gas) and there was a gas wall heater, and a fridge.

You can still have a restricted breed list, but if most landlords aren't allowing pets, and you do, they'll pay a premium for that alone.Other than that, as a manager, this is what tenants seemed to want:hardwood floors (lots of tenants have phobias about other people's dirt, and they don't believe it can be cleaned out of carpets)washer/dryer or at least hook-ups in-unit.large closetsassigned parking, preferably coveredability to change paint colorsgas stove/ovensporch or balcony or yardIronically, the units I rented out didn't have quite a few of these things, but they were things tenants requested or mentioned they would like to have.

Depreciating a stove at 10 years or whatever is allowed will give you some tax advantage over just lumping everything into the 27.5 year depreciation for the home.
