Living in the suburbs of DC, all of the private sector jobs spend most of their time fighting over government contracts.

Just about every sector in the commercial arena is down, with hotels and retail properties really taking a hit.

It is hard to get growth when the gov-mint spends all of the productive sector's money.

I think any stock is now speculative..especially in the banking sector..which is why it might be priced "so low" .

The note can simply be in both of your names, you can work it out between you.I've been in the non-profit sector as well, as a note holder, how they get along is rather irrelevant to you, you won't know how they get along either, they either pay as agreed or they don't.Foreclosing on a church can be pretty bad press, but it's done everyday....or almost everyday.If they start talking religion, hold on to your wallet!

It's one thing to say "I am looking at a property located in XYZ Metro" and another to say "In XYZ Metro, how poised is this sector of the city or this neighborhood for growth?"

Most of the new construction in the San Antonio/New Braunfels  area is being purchased by 1031 buyers from out of state.The San Antonio market has properties that will suit most any investor and has the benefit of a job market that's fortified with multiple sectors (government, tech, manufacturing and healthcare).

Unless new companies move into the town and set up new operations creating replacement jobs that pay similar wages and require similar skills, the only jobs available will soon be lower-paying service sector jobs.

From my experience Lenders don't really care if you find another job within the same job sector but if you change careers that is another story, (Been there done that).
