I work as a salesmen at a hardware/lumber store.

It's completely livable on the main floor- needing paint, hardware, doors, smaller cosmetic detail.

@Scott Radetich - did you do anything to undo any wiring/hardware associated w the old ceiling heat or did you just leave it the way it is? 

I was visiting Canada this summer and dropped by one of our latest projects to check the progress...ended up making 2 trips to the hardware store, installing a blind, kitchen cabinet hardware, weeding the garden, mopping floors...I was there for hours!  

I even get my cabinet hardware on ebay.

We have a light rehab on a SFR is Waycross that we need a GC to quote us paint, carpet, paint cabinets, replace hardware, light rehab, no heavy damage.

What about the stair banisters, and the special hardware to install it.  

Leave your wallet at home so you can't make any bad decisions !  

I'm trying to play the balancing act between finding a home that suits my wife (i.e. newer kitchen, hardware, fixtures, open floor plan, etc.) vs finding the perfect "rental" deal for future use when I inevitably get a new assignment.  

And whatever you do, put your right hand over your wallet pocket and stay away from the gurus. . .let me say again, real estate is neighborhood regional, and no national "Armando Montelongo Guru" will teach you anything except to make them rich with your investment grocery money.We are stronger together,Tevis
