I liked the comprehensive review of on-line Property Management services (showing the fees) offered on AccidentalRental.com - specifically the chart comparing features of:  Cozy, Rentulations, Tenant Cloud, and turbotenant. 

Now my question (s) are, Once he has his nephew to sign the quitclaim deed obviously he can sell the property if he is listed the new owner of record and also if that clears the title of any other clouds, right?

It's this kind of unknown that clouds the whole business.  

Each agreement fell through, due to a cloud on the title that the bank had not rectified.

I apologize for I am not making accusations here but very skeptical and looking for some real results of real investors who might take this cloud off my brain and show me the clear sky out there !!!

Chase, really sorry to hear that, especially since you just rehabbed the place.  

I would ideally want to hold it and make a rental out of it.I have some emotional attachment to the property so I'm not sure it is clouding my judgement.

I use wave accounting... free and cloud based, also a mobile app if you want to use it.
