New investor from DFW

I've been on the site for some time now so I figure I should finally start a dialogue. My name is Chase I am 33 and I bought both my primary residence as well as my first rental property in 2015. 

The rental is a SFH in Euless TX built in 1962 and i used a hard money lender to acquire it. Paid $62k invested $40k in renovations and recently appraised at $135k! So it looks really good on paper however I feel the construction job was sub par and I fear tenant issues will be ongoing.

This house had every possible thing wrong with it but I decided to own it anyways just to get my first property and start earning some cash flow. I should have taken the existing water damage as a bigger warning sign than I did and as the rainy season of Texas is upon us I will know very quickly if my renovation can withstand the weather.
