Only thing this property needed was interior paint, exterior trim, HVAC unit, and carpet in 4 bedrooms.

I'm using this to adjust/trim my initial SoW and I think this will be a key part in not over renovating for the area.

Maybe it's the place where the idiot former homeowners never trimmed back the tree overhanging the roof.
