Personally, I don't believe in Crypto but then I'm a troglodyte that pays my taxes.

I am sure that there are probably streamlined ways to create a JV and manage everyone's risk, but the above is the rout I took and it worked out well.

@Joshua AmezcuaI think you've hit on something - in the last few years, especially when interest rates were low, a lot of investors were pushed into all sorts of investments - wine, crypto, NFTs, real estate - searching for yield that they couldn't get in savings and bonds.  

Groups that have not done that before and were living on 15% organic rent bumps and expanding cap rates are going to hate life and build character, starting about six months ago.Groups that are not good at this and dont put in the time and effort will loose their capital and their investors capital and move on to crypto or pet rocks.   

I do it for a lot less than that, but I’ve streamlined the process.

We have the HVAC business streamlined very well and have a lot of time on our hands most of the year.

HMLs oftentimes have specialized programs to better suit those types of investments and help investors grow their portfolio by streamlining the process.
