Having an ear buds only music policy for the workers on site will also help keep the noise level down somewhat- because these guys can place some loud music sometimes when you're not there thinking everybody likes their taste in music.

From my Operating agreement of Wy LLC, there is a section saying that ( Estate Planning Transfer)  " If both Members die simultaneously or upon the death of the surviving Member the entire business Membership interest shall be transferred to the (trust) dated on xxxx. aslo there is another section ( Amendment)  '        ''This Operating Agreement may be amended or modified from time to time only by a written instrument adopted by all the Members and Managers and the Company and executed by all the Members, Managers and the Company.''

The answer here isn’t so simple.Most (if not all) title insurers will refuse to insure an instrument executed outside of the US by a foreign national using the remote online notary (RON) process.Most (if not all) title insurers will insure an instrument executed within the US or outside the US by a US person using RON.Some title insurers will insure an instrument executed within the US by a foreign national using RON.Lenders can make their own policies and business decisions.

The location puts it 5 mins from Deep Ellum (bar and live music district), 15 mins from Bishop Arts (one of the trendiest areas in DFW), 5 mins from downtown Dallas with no freeway time, and has the light rail green line running right through the center with the next stop at the Baylor medical center which is a large hospital complex.Can anyone local to the area give some insight as to whether they see this as an up and coming area that will continue to gentrify or perhaps just a flash in the pan because the lots are comparatively inexpensive.I'm considering purchasing two or three SFR to use as MTR's since STR's are now outlawed in Dallas.
