One that is priced 3-5% below market in a good location in a decent neighborhood, that is spotless and in perfect condition, with small upgrades that don't make prospective tenants feel like you picked the cheapest thing on the bottom shelf of Home Depot at every opportunity.After that, things get murkier, because now you get into market segmentation.If your product is a studio apartment in NYC, you need to be adding stuff that will appeal to the kind of person who is going to be looking for that.

The issue is state wide ADU rules to not apply to duplexes (it applies to SFR) and I do not believe LA allows the ADU be added to duplexes.I think you would have a hard time getting R2 to get rezoned R3.If you can get the rec room designation I suspect you can leave a kitchenette and restroom.

I typically will put the onus on the wholesaler to get a me letter from permitting or zoning stating pads can be added. 95% of the time, the wholesaler doesnt provide that letter :)

My concern is that these persons would be added to the lease and then stay in the home indefinitely even if the original agreement was for them to remain only until June.
