Turn the question around to ask them if they would feel guilty asking their boss for a raise if they were being paid less than a co-worker doing the same job.I think part of the problem is they think landlords are rich and make tonnes of money.

You can also apply for a CO and they should provide you with a list of things you have to do in order to get one, which will probably mean closing all of the violations.

They also fill out a co-signers addendum to the Lease that states that if Tenants do not pay, they will assume responsibility in paying the due amount!

However, if given the choice of last months rent or a co-signer... co-signer is the better way to go... bet the co-signer the same way as you do an applicant and you’ll be solid.
