The sectors we are interested in are healthcare, casinos, resorts, and large urban redevelopment projects ( mixed use ).

My only fear on LLC due-on-sale is if rates go to say 13% or so and thats when banks go on a treasure hunt of picking off folks who deeded to LLC. that may not be for 10 years.

@Solomon Strickland You can start with the Kane county Treasurer office web page. http://www.kanecountytreasurer.org/Kane county uses an outside company to sell any parcels that are not redeemed and the lien is never purchased or foreclosed by the lien holder.

My father in law and husband bought it as an "investment" 20 years ago speculating that once Sullivan County gets a casino permit business would be booming.. here we go the casino is finally being built but I don't see the area turning around any time soon..
