Additionally I'm planning to use my commission/income to both live off of and to launch a RE Investing journey into buy and holds. 

I started attending Capital REI because it was launched by some BiggerPockets members who are outstanding guys and investors (Roger Lin, Justin Pierce & John Rubino).

There are certain points in a project when the builder is more open to incentives (at launch when they need to create a market, at the end when they want to clear inventory so they can move on).Offer the price you want as the worst they can say is no.John Corey
