I'd like to add on a couple of questions to the OP's question.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Some remodel and add on 2,000 sqft to the backside or build up. 

Also, knowing what type of repairs are needed and the cost will help you negotiate the best price on the home (and don't forget the spread that you'll need to add on when you resell to another park owner).One thing to watch for - some park owners will not want to poach homes from another park owner.

Generally speaking, a survey will be needed every time you do an addition or add on to a house (deck, porch, etc).

, but add on to that the fact that Maryland charges over 2% transfer tax (depending on county) and then all the recording fees, etc.

Btw, 5 months later I switched to Zoho & Zapier - no add ons needed.
