Also as some have said, find a good trustworthy realtor and or property manager in the locations you are considering as they can be great resources for deals and local information. 

I bought a duplex, live in half and rent out the other unit like a couple of other folks on this thread.I think it's arguably one of the best ways to break into REI because I have the advantage of a really trustworthy property manager (myself) for the next year or so.My plan is as follows:1) Get to 20% equity in this property by the end of the year, and refinance out of my FHA mortgage to improve the property's cash flow and move it into an LLC.  

Just because they seem like they are trustworthy and just because they "act on your behalf" does not make them smart investors.

Even if someone that defaulted on a previous contract concocted a means to pay an accelerated amount, highly unlikely, their trustworthiness and stability is already in question.

You're going to have to build a trustworthy team on the ground and work closely with them.

I wholesale deals to buy rentals and fund my own fix and flips it's a great system....I think it's wrong and ignorant to stereotype all wholesalers as non trust worthy people.
