The loan is 14 payments behind, and by curing the foreclosure, the principle due on the loan drops by 5K, although the cure figure is 27K,The seller has not returned calls for two days, but says we can resume tomorrow.

The owner has listed it at a much higher price twice since then and has had no bites.Like Aaron above, my "standing offer" has the caveat of reevaluation at the time the choose to resume talks.
