Ideally a STR should try and maximize occupancy year round, which I agree is hard to do in a moderate to continental climate, unless you've got a secluded cabin in the Appalachians, near a National Park, Treasure, tourist attraction or what have you.

It took about 6 hours or labor to clean the carpets in 4 moderately sized bedrooms that LOOKED clean in the place I took over (mostly kid labor lol) so it's far from impossible.

January.Demand – still soft, but moderating- Pending contracts are down 7.6% from last August, still consistently down year-over-year but beginning to flatten out at 2013 levels.- August closings were down 14% compared to last year, less of a year-over-year drop than last month which may indicate the early stage of a flattening in this metric too.Supply/Demand Relationship – stable, seller’s market- Seasonally adjusted housing supply still stands at 1.8 months, virtually unchanged since November 2021.
