Any environmental concerns with any tenant, like a paint store or hobby shop, dry cleaners, pawn shop or print shop?

A little about me: I have a BS in Civil engineering and an MS in Environmental engineering.

Imagine if those issues are environmental, which is another problem altogether, and won't be covered by title insurance.Either way, taking on someone's problems without knowing what they are is not my idea of a inexpensive investment.

We use detailed and defined industrial processes for all of our environmental testing.  

- Proximity to our main (and public) location ... 10 mins drive away - Affordability- Existing Improvements & Layout (structures w/ concrete flooring, electric, water well, laydown yard, barbed wire fencing)- Semi-Private location (this will not be a business site where our customers will visit) It's tough for me to get over the environmental concerns of the Junkyard next door. 

But now they are environmental nightmares with dirt roads cut into 20 to 30 degree slopes with no erosion controls..  

There are probably some environmental concerns to look out for with Sodo, the transfer station (dump), and the Duwamish all so close by.

12+ hours is nothing hahaHmm things during a 12 hour day--You could be on phone all day dealing with loan underwriting, due diligence if done yourself can literally be a 24-7 thing if you get into environmental, legal, title, physical, insurance etc.There's a lot of variables too what types of deals are you doing?  

I'm sure there are environmental issues with this, but I would be terrified of a fire - even years after the treatment.
