The tenant feels comfortable knowing who owns the property they live in, who is taking care of them, and they have that  stability.Do you like talking to a robot machine or someone who knows nothing about the product you are using when you have to call someone regarding your business dealings?

David Krulac I believe that if more investors had experience/ came out of other operating businesses they would focus more on the operating profit and casually consider appreciation.In manufacturing, it doesn't matter that one of my machines is worth twice what I paid for it.

They have also been hostile and difficult over the last 2 months with several different small lease violations I have looked past (installing washing machine without permission -we were supposed too and then it leaked and we had to come fix it, holes in walls to hang things, temporarily housing a pet "for a friend" without permission (no pets allowed), paying late...).

only thing on their plates is putting lockboxs on doors and showing units, payments of owners with a few clicks of a mouse, and the random eviction down at the court house (Some older PM's wont even do the court thing).One agent now of days can run 200 SFH units no problem, if the operation is a well oiled machine, it's a part-time job - A good PM company knows this and have been adjusting their operation to reflect the times in their pricing.Luckily for me, my operation has gotten to the point, that I just built my own PM company and hired my own agents to manage my stuff so I could reduce the cost even further, but that don't mean I don't know my operating cost down at my own PM firm.

We had to bring in an Ozone Machine to get rid of the smell.The case against the tenants breaking the lease and vamoosing into the sunset was basically won by reading the following to the court:The SC General Assembly 121st session (2015-2016) re:  "The Healthy Rental Housing Act" .
