@Irving Moorehead I know this is probably after you made your offer but I bought an 8 unit in April where the rents were significantly under market and I just ripped off the band aid and sent the tenants a certified return receipt letter informing them of what their new rent amount was going to be.

To sell it, most of the issues you just described will have to be fixed one way or the other....or you band aid them and hope the next person overlooks them.....or sell at an even bigger loss.
