If there really is that much equity in the place, and you plan to grow over time, I would consider looking to unload it at some point instead of considering it a buy and hold rental.

Even though, I don't think I will actually use that much because I will pay cash for many things and have lots of materials already due to the renovation I'm doing on the commercial property (it came with lots of materials - lumber, plywood, etc.).Any advice is greatly appreciated.

I built mine out of solid oak and it cost me almost the same amount in lumber minus tools cost and labor, but I know that my vanity will last 2 or 3 times longer.Finally, if I have the space and everything close in price, I would buy the maple vanity because of reasons stated above.

Got a call from the son of the deceased who is the administrator to the estate.Wondering if anyone is willing to comment on what their exit strategy would be, given this info:ARV: 325KOwe: 200KPayment: 12001 month in arrearsest repairs: $15KThe son seems very motivated to unload the house.My initial reaction (being that I don't really have any of my own capital to work with) would be to wholesale it.
