Let me add a follow up question to this.Is it uncommon to ask the seller to pay ALL of the closing/transfer costs,  by offering - let's say $11k over asking to have these costs wrapped into the loan?

In fact, it's not uncommon to take 2-4 weeks just to negotiate the terms of the contract.So to start: there's the issue of expectations.

Stuff like this is not uncommon. 

Be careful who you get in bed with for sure.Gap/Bridge funding at 2% is not uncommon if in first position.  

It's not uncommon to pre screen tenants, wether it be on the website or on a call.

While you are used to getting calls on the very first mail out, not having any calls until the 4th, 5th or 6th mailout isn't very uncommon.  

It's not uncommon for someone that wants to steer your business to them instead of working with the team you are considering by not giving fully accurate responses, or possibly try to discredit the company you are asking about.

Junior lineholders are generally wiped out by a foreclosure (here in CO, they have redemption rights for about two weeks after the sale, I think that's somewhat uncommon.)

Occasionally they will actually open bidding with a much higher number, but that is uncommon.

They both have common first names, but very uncommon middle names.
