ThanksUnless you can find a wedding and event business wanting to lease the property on a triple net basis for significantly more than $25K monthly, you would need to operate the event business yourself.

I hadn't thought about it at all, and I love hearing about new and innovative strategies.Heres my 2 cents- Pros- no maintenance or property management fees, simple, Cons- No ability to leverage and make double or triple the CAP rate with Cash on Cash. 

I think a stable asset, like something with a triple net lease and a good tenant, would not only be a good place for me to start, but a good place to start a relationship with investors as well.

The landlord thinks they can get your house for free by tripling or quadrupling the rent, you pay or lose the house.

Materials namely wood has doubled and some items have tripled in cost in the past 150 days.Then your permitted contractors @ plumbers, electricians, HVAC/Furnace , are out 4-8 weeks and their bids are about 150 % higher because they are so busy.Unless you have a storage shed full of material and your contracting business allows you to do the high end permitted work,  I would be very careful.I suggest building 6-8 units on the same lot and have 2/1 rents of $1300 or sale as needed for $169,000. 

Had an instance where one person saw one issue and stated it was X amount to fix and another saw the same but even more issues that was triple to fix. 

Could be a triple net lease on top of that.

Values tripled in that timeframe.  

Not only will this property hit double digit cash on cash and likely triple my investment over a 5 year hold period, but it also was able to provide HUGE tax savings.I did not bother with a 1031 exchange from the two fourplexes that I sold.
