They then had to wait years saddled with crappy mortgage debt for the asset and minimal cash flow to try and buy something else.If this is not the only property in the market it seems like you might come out better searching for a property with (less hair on the deal) as we say in the business.

If there is no avoiding an 8-10% vacancy rate almost regardless of your rents, because of other factors - poor neighborhood, unstable economy, etc - then you would probably be wise to just price right at market or maybe even a hair above and accept the vacancies.

I still have all of my tools incl great laser level, etc and I want to see how long it will take me to knock it out for future reference too, but we're talking about a week of work at most and I'll have a helper too.Just make damn sure that whoever you hire is not only not a clown or a goof (unfortunately common sometimes) but that they've got liability ins coverage (and don't hesitate to call that ins co to verify it either!
