One of them is right across the st from Silverado CC  I lived about 500 feet from it.. and would take my visitors over at the end of the day and if Dave was there he would regale us with stories of how he basically created the Genre .. bottom line.. with the wholesale how to guys.. they DO NOT actually do it.. there business is selling information on how to do it.. so they are not creating competition.. the top how to real estate trainers make HUGE money the last thing they need to waste time on is actually trying to wholesale some property..

Regardless if an investor/buyer were doing a subject-to deal with the homeowner in foreclosure, or paying cash for their house (paying off their loan), state/federal laws may be violated.Perhaps I misunderstood, but it seems like you were implying that doing foreclosure deals subject-to could put you in jail when really it's something else in the transaction that causes legal trouble for the investor/buyer.I've read your post on the subject-to topic before.

Mortgage also typically being fixed implies that cash flow typically improves fairly fast but if it is negative $1k/month or more (I have seen many purchased that if purchased with high LTV would be this negative) it will take time for it to become positive   Second best advice is do not believe other people’s under writing.

You also described them as an investor, not a successful investor.In the current market buying move in ready property with conventional financing at high LTV is not going to generate good cash flow regardless of what RE agents in the Midwest may state/imply

Regarding the shared driveway without a written easement recorded: if it's his only ingress/egress to his property and he has been using it for a long time, he may have what's called an implied easement at this point (at least that's what it's called in my state, laws are different in every state).
