I’ve demoed those types of houses and they are extremely expensive to put new up to date wire in.

I'm going to have a contractor do most of the work with me doing some of the labor of demo and installing cabinets and counter tops etc.

Never dealt with whatever office handles Fort Bend I don't think, but most of them are pretty good about notifying lienholders, especially if they are easy to find like this one.As @Philip Traynor mentions, most non-governmental liens are wiped out with a tax sale....so demo liens, grass mowing liens, IRS, etc do not typically get wiped out.If there is a $250,000 2nd on a property worth $300-$400K, my guess is that it will get paid before the auction.   

We are totally against paralysis in analysis so we need your help.Could or should we consider delaying the refinance for at least another year, if we can likely get cash from other sources for the next rehab which is currently in the demo stage?

My borrower has received $44k in rehab money and the only items completed so far are the roof, windows, and demo.

Maybe 20 percent vacancy with 10 percent needing complete demo.

The contractors started demo on 5/1/22.
