@Daniel Whitmore I've been investing in land for 3+ years now.  

Personally, I've looking in the Lake Isabella region, Bakersfield, Fresno and some of the Inland Empire region. 

There are at least a few great OOS investors on here that do very well and have built themselves an empire. 

Hey Eric, before you go out of state I would consider inland California markets like Sacramento, Stockton or Fresno.

While I prefer income producing property both as direct investment and security for notes, I do invest in land plays and in notes secured by land (at a very low LTV). 

Empire, then bankrupt it, built ANOTHER form the ashes, etc etc. 

All the empirical data shows that rent control / rent stabilization / insert latest name for price controls will fail.

I would love to stay close to home, Inland Empire is an option, but most of CA is so expensive so San Diego county is not an option for me.
